Falmouth Planning Board tables two housing-density zoning articles over water supply concerns. Members voted 4-2 to table a duplex-by-special-permit bylaw and deadlocked 3-3 twice on expanding the Mixed Residential Compact Development district, effectively killing both for the fall 2026 Town Meeting warrant. Member Robert Leary argued the board keeps inventing excuses to block housing while the median Falmouth home price climbs toward $850,000, calling it "the mansionization of Falmouth." Chair John Druley and member Charlotte Harris said the Cape's sandy soil and limited water supply cannot support more density without further study, pointing to a September 14 joint meeting with the Select Board.
Separately, the board voted 5-1 to grant Falmouth 815 Main Street LLC a special permit for 19 parking spaces within five feet of a property line, over objections from neighboring business owner Netto Politi. The board also continued site plan hearings for a Falmouth Heights Road inn redevelopment and a 10-unit co-living duplex project on North Falmouth Highway, the latter after neighbors demanded an independent peer review of the applicant's traffic study.
