The board approved case PB2026-08, a modification to a 1995 definitive subdivision on Duarte Drive for owner Louis J. Seminero of Queen Anne Landing Realty Trust, with eight conditions covering stormwater, erosion control, and as-built plan requirements. A wholesale landscaping supply yard at 246 Queen Anne Road, brought by Nicholas Mitchell III after an unpermitted clearing of three lots, drew pointed public comment from neighbor Ken Eubanks of 231 Queen Anne Road, who alleged repeated permit violations and argued the site's gravel surface would prevent proposed stormwater separators from functioning; attorney John Canega, representing Mitchell, called those comments "relatively defamatory statements based on hearsay and scuttlebutt."
