Orleans Architecture Panel Urges Design Delay, Local Architect Consultation on Route 6A Project

ORLEANS — June 11, 2026 — Orleans architecture panel calls for design delay on Governor-Prince affordable housing project. The Orleans Architectural Review Committee, meeting June 11, voted unanimously to approve a new projecting sign for Cape Cod Chokers at 47 Main Street before spending most of the session reviewing design concerns about the Governor-Prince redevelopment at 66 and 76 Route 6A, a multi-building affordable housing project expected before the Zoning Board of Appeals on June 24 under a state comprehensive permit. Bruce Taub of the Orleans Historic District Commission joined by Zoom to read a formal statement authorized by unanimous commission vote, declaring the proposal "appears incompatible with the streetscape and would be detrimental to the character of the immediate area." The committee, with acting Chair Steve Salley presiding, agreed to include in its written comments a conclusion naming local architects Peter Haig and Joy Cummings — both of whom had previously appeared before the committee and offered their services at no cost — and recommending developers consider consulting them to consolidate fragmented public feedback into cohesive design guidance. The committee also agreed to recommend the ZBA delay its permitting vote to allow time for design refinement on issues including roof pitch, window scale, facade massing, and solar panel placement.
