ORLEANS — February 17, 2026 — Orleans Conservation Commission approves four coastal projects, splits 6-1 on Nauset Road garage. At the February 17 hybrid hearing, Chair Drusilla Henson and six colleagues voted unanimously to approve a house rebuild at 32 High Tide Lane by Kevin and Shari O'Leary, conditioned on an 8-to-10-inch trench drain and tree removal before April 1, and unanimously approved the Lavender Hill LLC reconstruction at 355 Tonset Road — where the applicant team from Tighe and Bond, Wilkinson Ecological Design, and McPhee Associates presented a revised restoration plan doubling the native buffer area from roughly 6,000 to nearly 13,000 square feet and placing the first floor 4.2 feet above the base flood elevation of 11. A screened-porch addition at 5 Snow Shore Road was also approved 7-0 with a variance requirement and hand-cut ivy removal as mitigation. The sole contested vote was a 6-1 approval of a detached garage amendment at 9 Nauset Road for Greg and Carol Wilson, with Henson voting against, citing her inability to approve a bathroom inside the proposed garage. The Notice of Intent for shed repairs at 26 Jack Knife Point Road was continued to March 17 for plan corrections, and the Hausman application at 17 Pilgrim Lake Terrace East was continued to March 3 at the applicant's request.
