Brewster ZBA Unanimously Approves Covered Porch for Nonconforming Cardinal Property

BREWSTER — May 12, 2026 — Brewster Zoning Board of Appeals approved a covered entry roof for a nonconforming property in a unanimous vote Tuesday. The board granted ZBA Case No. 26-03, allowing the Cardinals to add a small roof structure over an existing front stoop at a property already encroaching into the required front setback at approximately 27 feet — inside even the reduced 30-foot nonconforming threshold that applies because of the lot's creation date. Konstantin Alexandrov of Crafted Design Build represented the owners, saying the project would "increase the safety, accessibility, and overall usability of the front entry." The board flagged that the applicant's written narrative mistakenly cited Chapter 40A Section 10, the variance standard, rather than Section 6, the nonconforming-structures provision under which the case was properly referred. No public comment was received. Staff also previewed the next meeting, which will include a special permit application for a special-events venue use at the Lurino's property, described as similar to a prior permit issued for CBJ Farms.
