Orleans committee sends supportive 40B letter on 78-unit Governor Prince Motel redevelopment

ORLEANS — May 6, 2026 — Orleans site plan panel backs 78-unit affordable housing project at former Governor Prince Motel. The Orleans Site Plan Review Committee voted unanimously at its May 6 meeting to send a comment letter to the Zoning Board of Appeals supporting a comprehensive permit application by Preservation of Affordable Housing Inc., Housing Assistance Corporation, and Habitat for Humanity to redevelop the former Governor Prince Motel at 66 Route 6A into 78 affordable residential units. The letter, assembled and amended during the meeting, calls on the applicant to construct Route 6A sidewalks consistent with the town's 2012 Village Center Streetscape Plan — sandstone-colored concrete with a brick curb edge — and requires separate state road opening, curb cut, and town trench permits for work in the state highway right-of-way. DPW Director Rich Waldo added that Board of Water and Sewer Commissioners approval for additional sewer flow allocation is required before construction can proceed, and Water Superintendent Todd Bunzik flagged missing anchor tee and gate valve configurations on three hydrant locations. The committee also approved its April 1 minutes 4-0 with three abstentions.
