Orleans Panel Approves Route 6A Condo Siding Project, Adds Lighting Compliance Condition

Orleans Architectural Review Committee unanimously approved a siding and window project at 165 Route 6A, contingent on lighting compliance. The committee voted to approve the Orleans Courtyard Condo Association's application to replace siding with vinyl and swap out eight windows across two structures, with Chair Stephen Salley making approval contingent on all exterior lighting, including an upward-aimed road sign, being brought into compliance with Town Bylaws Chapter 122. Salley showed applicants a simple PAR-fixture shield that would satisfy the requirement without full replacement, and the owners agreed on the spot.
The committee also reached consensus on revised application language requiring all future applicants to certify whether "all existing and proposed exterior lighting" will comply with Chapter 122, and approved a letter to Planning Board Chair John Ostman seeking clarification of a five-year compliance deadline in Section 122-6. Registered architect Richard Morinjel, a former three-term committee chair, attended as a prospective new member pending a Select Board appointment expected March 18.
