Orleans reviews 78-unit mixed-income housing plan for Route 6A site

ORLEANS — April 1, 2026 — Orleans Site Plan Review Committee hears informal pitch for 78-unit mixed-income housing development at 66 and 76 Route 6A. The project, a partnership of Housing Assistance Corporation, Preservation of Affordable Housing, and Habitat for Humanity Cape Cod, would place 61 affordable rental units, 10 attainable-ownership townhomes, and seven Habitat single-family homes on the former Governor Prince Inn site, the largest housing redevelopment the town has seen since at least the 1980s, according to Planning Department representative George Souza. The team received state Chapter 40B project eligibility approval the day before the meeting and filed a comprehensive permit application with the Zoning Board of Appeals the same day. Fire Department representative Tim Gula flagged the need for a resubmitted fire apparatus swing path analysis and discussed hydrant placement near the 40-unit Building One, with architect Paul Anteman of Union Studio Architecture confirming the fire control room had already been repositioned to address access concerns. Conservation's John Janelle called the all-native planting plan "excellent," while the Health Department asked whether a single dumpster would be sufficient for 78 units. The committee asked the team to return with a final plan set resolving fire access documentation, sprinkler water lines to the townhouse buildings, and utility specification corrections before the ZBA public hearing.
