Yarmouth Conservation Commission Orders Bulkhead Design Revisions, Denies Boathouse Compliance Certificate

Conservation · Meeting of July 16, 2026

Yarmouth Conservation Commission orders bulkhead redesign, issues boathouse violation notice at packed July 16 meeting. The commission directed Shorefront Consulting's Mark Burgess to revise plans for a proposed bulkhead at 166-172 Blue Rock Road to incorporate a lower wall height and fiber roll array, continuing the case to August 6 after commission member Bradford called for the third-party peer reviewer's recommendations to be incorporated into the design. Conservation Agent Brittany warned that neighboring fully hardened properties on Parkers River's Narrows have lost their beaches entirely, citing 310 CMR 10.27 and 10.30 as the applicable performance standards for coastal sediment supply.

In a separate and procedurally tangled matter, the commission deadlocked 3-3 on a motion to allow the owner of 185 Cranberry Lane to file an after-the-fact notice of intent for an unpermitted roughly 300-square-foot deck on a boathouse, then denied the certificate of compliance outright before voting unanimously to issue a violation notice requiring removal or an after-the-fact filing by September 17, 2026. An after-the-fact patio at 689 Willow Street was approved 5-1 with a 3-to-1 mitigation planting requirement, and an enforcement order was issued against a 57 Lewis Bay Road property owner who rebuilt a retaining wall without permits.
