Yarmouth's Zoning Board of Appeals opened review of a Habitat for Humanity of Cape Cod application to build six affordable ownership homes at 1121B Route 28 in South Yarmouth. Chair Sean Igoe and the full board signaled general support for the six-unit, 100-percent-affordable project filed under MGL Chapter 40B's Local Initiative Program, but asked the applicant team to return in August with revised plans reorienting lots to face Wood Road and Uncle Charlie's path, adding architectural detail to street-facing elevations, resolving shed placement, and preserving existing oak trees where possible. The Yarmouth Affordable Housing Trust, which awarded Habitat $489,000 in 2023 to acquire the property, the Planning Board, and the Community Housing Committee all submitted letters recommending approval; three Wood Road abutters submitted letters citing traffic and pedestrian safety on a street without sidewalks.

Attorney Marian Rose of Singer & Singer warned that reducing the unit count below six could make the project economically unviable. Revised materials are due by the end of July, with the continued hearing set for August 13, 2026.
