Board approves Ocean Grove subdivision in Hyannis

Barnstable Planning Board unanimously approves a paper subdivision to shield a Hyannis redevelopment from 2026 zoning changes. The board voted 5-0 Monday to approve, with 14 conditions, the Ocean Grove definitive subdivision plan for 337-347 Main Street, dividing the parcel into four lots and a proposed street that attorney Patrick Nickerson said will likely never be built. Nickerson, representing applicant Marcello Malini, said the filing exists to trigger a zoning freeze of "up to eight years" under state law, protecting an already-permitted project with a 20-year history: a ground-floor restaurant and 22 three-bedroom condominiums.
Assistant Director of Planning and Development Kyle Petticini confirmed the town's Department of Public Works and fire department raised no objections. The board also learned the Great Streets Hyannis two-way Main Street project is now mobilizing, with contractors targeting completion by summer 2027.
