Planning Board sends zoning rewrite to Select Board

Orleans Planning Board unanimously refers four-part zoning rewrite to Select Board for fall warrant. Assistant Director of Planning and Community Development Elizabeth Jenkins presented updates to the town's use table, parking regulations, downtown housing overlay district and general compliance provisions, raising the square-footage threshold that triggers extra zoning review from 2,500 to 4,000 square feet. The board added a provision letting built-out village center lots change tenants without meeting parking requirements they "will never be able to comply with," and approved a waiver of the inclusionary affordable-housing requirement for developments providing 100 percent attainable units.
Member Francesca Galazzi said "I think recreation is one of those uses where you never know what folks are going to come up with next, like we have indoor pickleball now." Member John Ostman moved to forward the package to the Select Board; the vote passed with no opposition and no abstentions, ahead of the warrant's September 23 closing.
